Moving in:

On the day your Tenancy starts you will be invited to visit our office to sign your Tenancy Agreement and Standing Order mandate, pay your first month's rent in advance and collect your keys. For identification purposes please bring one form of photo ID (passport or driver's license). We will organise for a set of keys (and entry fobs where applicable) to be made available for all Tenants listed on the Tenancy Agreement. You will be provided with one car park remote clicker per car parking space. If you would like additional keys, fobs or a car park clicker we can arrange these at your expense.

 

Alarm codes:

Any changes of an alarm code must be reported to our office. If there is an emergency within a property whereby an alarm cannot be deactivated due to a change in code you will be charged for an engineer to be called out.

 

Digital photo inventory:

We will email you a digital photo inventory for your records. Unless we hear from you within fourteen days of receiving your inventory we will assume you are happy with the condition of the property as depicted in the photos.

 

Utilities and Council Tax registration:

We will register all named on the Tenancy Agreement with utilities and council tax - meter readings will be taken on the day your Tenancy begins and can be made available to you at your request. If there is a discrepancy with a particular bill we stress that you should speak to the utility company or council tax department directly.

 

Landline telephones, SKY/Virgin Media and TV Licensing:

We are not involved in the registration of any of the services listed in this section. As a Tenant, you are responsible for any installation costs incurred when taking up these services.

 

Emergency call-outs:

We are delighted to offer all of our Tenants an out of hours mobile contact number to a member of our team. Should you have an emergency we will do everything we can to assist. Upon arrival if we deem the emergency to be a result of your negligence we reserve the right to charge for our time.

 

Application fees:

All Applicants over the age of 18 are required to pay an Agency Fee of £85.00 plus VAT. If a situation arises whereby a Landlord withdraws from your proposed Tenancy we will gladly refund your fee. Please note that your fee will not be refunded if you withdraw your Application or if your Application is unsuccessful due to false information or inadequate references.

 

Deposit:

A deposit equivalent to one month's rent plus £100.00 must be paid along with your Application Fee. If a situation arises whereby a Landlord withdraws from your proposed Tenancy we will gladly refund your deposit in full. However, should you withdraw your Application, or if your Application is unsuccessful due to false information or inadequate references we will not reimburse your deposit.

 

Monthly rental payments:

Rent is payable monthly in advance and therefore you must pay your first installment on the day your Tenancy commences. This payment will only be accepted in cash, credit/debit card or banker's draft (we cannot accept personal cheques). Our automated banking software can only accept one payment from one bank account, therefore sharers are advised to open a joint account or arrange for one Tenant to make a full payment and for the remaining Tenants to reimburse the main Tenant directly.

 

Credit card fees:

There is a mandatory surcharge of £2.50 for all credit/debit card transactions.

 

Emergency access and lost keys:

If we are required to attend due to you losing your keys or locking yourself out you'll be charged £50.00 plus VAT. You will also be charged for any additional key-cutting/replacement of fobs/car park clickers (where applicable).

 

Moving out:

We require you to submit one month's notice in writing if you want to end your Tenancy. Upon receipt of your notice we will contact you in order to arrange a mutually convenient time to walk through the property and collect your keys. In the event that you are not available to hand back your keys you will be required to send them to our office by courier/registered post. We will take all meter readings and deregister your name(s) from utility companies and council tax. You will be required to confirm your forwarding address in order that we can forward your deposit to you. In most cases, the deposit is returned within fourteen days. Should your new Landlord request a reference from us regarding your Tenancy we will provide this in writing at no additional cost to you. Note: If you wish to leave your Tenancy on the Fixed Term End Date, please surrender your keys to our office on this date - failure to do so will mean you are continuing your Tenancy on a month by month basis.

 

Early termination:

Should you decide to leave the property whilst under the fixed term of your Tenancy we will readvertise with a view to finding a new Tenant. If we are successful in securing a Tenant to take over your Tenancy you will be charged half your deposit as an Early Termination Fee.

 

Post:

We will endeavour to forward any post to your new address; however, we cannot accept any responsibility for lost/misplaced forwarded mail.

 

Declaration:

I hereby confirm that the information provided by me is to the best of my knowledge true. I consent to this information being verified by contacting the third parties detailed in this form. I understand that the results of the findings may be forwarded to the appointed Landlord and may be accessed again should I default on my rental payment or apply for a new Tenancy Agreement in the future. I agree that Cavendish Lettings may search the files of a Credit Reference Agency and IDS Ltd, the insurance industry's data collection agency, which will keep a record of that search. I understand that I may request the name and address of the Credit Reference Agency to whom I may then apply for a copy of the information provided.

I also understand that in the event of my defaulting on the rental payment, that any such default may be recorded with the Credit Referencing Agency and IDS Ltd, who may supply the information to other credit companies or insurers in the quest for the responsible granting of Tenancies, insurance and credit.

I understand that in the event of any default by me in respect of the covenants in my Tenancy Agreement with my Landlord, the information contained herein may be disclosed to Cavendish Lettings and/or one or more tracing companies and/or debt collection agencies in order to recover any monies due or to trace my whereabouts. I understand that the information provided by me may be transferred to a country outside of the EU for the purposes only of processing this Referencing Application, notwithstanding such transfer, Cavendish Lettings Limited will remain the Data Controller for the purposes of this Application.

The information provided in this form by me is information as described in Ground 17 of the Housing Act 1996 and I understand that if any information within this Application is found to be untrue, it is grounds for termination of the Tenancy. I also understand that any default in the payment of rent may affect any future Application for Tenancies, credit or insurance and that the assessment of this Application presumes that at some time during the Tenancy Agreement, I may be granted or allowed some form of deferred payment.
